
Prevention and control against Legionella
Legionella: security for condominium, socio-sanitary, accommodation and sports facilities
In many accommodation facilities (hotels, B&Bs, campsites, wellness centers), sports facilities, condominiums and social and sanitary buildings can create favorable conditions (stagnation and / or biofilm) for the development of Legionella, especially in the presence of hot water, hot tubs, swimming pools, steam saunas and internal distribution networks.
With the entry into force of Legislative Decree No 18 of 23 February 2023 and subsequent amendments to Legislative Decree No 102 of 19 June 2025, the management of water quality is no longer a mere recommendation, but a real legal obligation.
Ecosistemi offers a complete service of sampling and analysis of water in the plants and in the dispensing points and, if necessary, of the biofilms present inside the pipes. The analyses are carried out according to ACCREDIA accredited official method, using a cultivation method compliant with UNI EN ISO 11731:2017.
Upon request, in addition to a clear and useful Test Report for technical management and inspection checks on Legionella, the laboratories Ecosistemi may issue a certificate of control to be displayed to users, to support proper risk management and compliance with regulatory obligations.
Legislative Decree 18/2023, as amended by Legislative Decree 102/2025, provides that operators of private water systems, including condominium administrators, must ensure the supply of water that complies with quality requirements, by preparing a Water Safety Plan (WSP) for risk assessment and management. The frequency of microbiological checks, including the search for Legionella spp., is therefore defined by the ASF according to the characteristics of the plant and the level of risk, at least every six months for the priority structures.
